Window Well Installation Toronto

Window Well Installation Toronto

A window well isn’t just a decorative dip around your basement window, it’s the difference between a below-grade window that works and one that floods your basement every time it rains. Whether you need a new window well, a repair on a failing one, or better drainage on an existing well, getting it right matters more than most homeowners realize.

Aquatech Waterproofing has installed and repaired window wells across Toronto and the GTA since 1996, with top-notch installation services tailored to protect your basement from water intrusion. Every window well we install ties into proper drainage, not just a dug-out space with gravel on top.

What Is a Window Well?

A window well is the excavated space around a basement window that sits below ground level. It lets light and air into an otherwise buried window, keeps soil from pressing directly against the glass and frame, and, for below-grade egress windows, provides the clearance needed to get out quickly in an emergency.

Without a properly installed window well, a below-grade window is either buried in dirt or, if it’s an egress window, doesn’t meet code for emergency access. Poorly maintained wells are also a common, overlooked reason why basement windows leak in the first place.

What Are The Benefits of Window Well Installation?

Prevents Water Damage: Proper window well installation directs water away from the foundation, playing a key role in basement waterproofing and safeguarding against flooding.

Ensures Safety and Code Compliance : Window well installation provides the clearance required for basement egress windows to function as a legal emergency exit, essential for basement egress compliance.

Boosts Light and Airflow: Natural light and ventilation improve with window well installation, making basements brighter and reducing moisture-related issues like mold.

Improves Curb Appeal: Attractive, well-maintained window wells contribute to your home’s exterior charm and could increase its resale value.

Meets Building Code Requirements : Window well installation helps you adhere to building codes in Toronto and across Ontario, which is crucial for home insurance and resale considerations.

What Is Window Well Installation?

Window well installation involves more than digging a hole, it’s about managing where water goes once it’s collected. Standing water against your window frame doesn’t just risk seepage; over time it corrodes metal frames and degrades their ability to insulate your basement, turning a water problem into an energy-loss problem too.

Here’s how Aquatech approaches it:

New Construction

Window well installation should happen during new home construction or when adding a basement, so the well integrates properly into the structure from the start.

Basement Renovation

Enhance natural light and ventilation during a basement renovation in Toronto by adding or upgrading window wells alongside your other work.

Water Infiltration Problems

If water keeps finding its way into your basement, window well installation with proper drainage often addresses the root cause, not just the symptom.

Egress Requirements

Finishing a basement bedroom or rental suite? Window well installation ensures your egress window meets Ontario’s emergency exit standards.

Failing or Outdated Well

Metal or plastic window wells degrade over time from soil pressure and weather cycles. If yours is rusted, cracked, or sagging, it’s time for a replacement.

Preparing to Sell Your Home

A properly installed window well is one of the first things a home inspector checks. Window well installation before listing can prevent a deal-breaking flag.

What Makes a Window Well Installation Actually Last?

Two window well installations can look identical on the surface and perform completely differently a few years later. The difference isn’t the well itself, it’s what’s underneath and around it.

A gravel base that’s properly graded prevents sediment from clogging the drainage path over time. Soil backfilled correctly around the well keeps it from shifting during freeze-thaw cycles, a real issue for Toronto’s climate specifically. And a well positioned without accounting for uneven grading around your yard can end up collecting more water than it drains, defeating the purpose entirely.

None of this is visible once the job is done. It’s why the contractor doing the work matters more than the window well product itself.

Just had our house waterpoofed by Aquatech – fabulous job! They did exactly what was outlined to us … no surprises, which was wonderful. The workers on site, Igor and Anatoly, were amazing, very professional and detailed oriented. We had a couple of things that were out of the scope of the project and Igor went over and above resolving all issues beyond our expectations. In all, a very professional job and they tidied up after themselves – highly recommend!!

My basement sump pump room wall just below my outside stairs and veranda were wet when we had more than 1 inch of rain. I called Aquatech Basement Waterproofing, and assigned Eric to meet me and assessed the work to be done and provided a very reasonable quote, and the work was scheduled to meet my schedule. There were 2 crews of 2 men all from Ukraine, all very knowledgeable, professional and did a wonderful job. They protected the flooring from the my main doorway right down to the basement room where the work was being done. The first 2 man crew removed the Styrofoam from that was on the basement walls and ceiling, moved my battery backup sump pump and moved to a safe locatiion while working in a small area. They broke the concrete floor around the room down to the footings, which needed to be to add weeping tile. They cleaned the area as they worked, removed the concrete debris and then brought in the required material to install weeping tile. The second crew assisted with the installation of the waterproof membrane on the walls, install the weeping tile and cementing of the part of the floor where the weeping tile was installed and added to the sump pump basin. They reinstalled the light and light switch, wall plug outlet. This all was done in a few hours. I would highly recommend Aquatech as their staff are very knowledgeable and very efficient in doing their job. I would definitely use them again if I have any future for any basement Waterproofing, or water issues. Thank you so very much Dianne P. The were very professional s advised that I ca Eric came by promptly, assessed the situation, gave me a quote, very reasonable and scheduled

Thanks to Andrew, Will, Vasyl, and Yuriy of Aquatech Waterproofing, I no longer panic when the weather forecast calls for rain. The four-man team applied interior waterproofing to a large portion of my basement in less than seven hours. They placed Dimpleboard on the walls, installed and covered new four-inch plastic weeping tile pipe and also backfilled, cleaned and cemented the entire work area. The crew was courteous, on time and professional. Company representative, Nico, who appraised the job before the work began, was also very knowledgeable and kindly answered all my questions. The cost was extremely reasonable and I have a transferable life-time warranty for their services. I highly recommend them.

Aquatech Project Consultant Richard responded ultra-quickly to my call for an estimate on 2 cracks on the inside of my basement foundation wall, visible only after I removed panelling & insulation & only when it rained heavily & water was pouring through those 2 small cracks. Richard impressed me with his assessment expertise & the speed at which he provided the best quote & solution for my leaks & my budget as a retiree on a fixed income. The repair on the outside wall with weeping tile replacement & utilities locates was scheduled & communication with Rita in the office & follow up with Richard was excellent. The day of the repair, Water Proof Technicians Vasyl & Yuriy arrived on time & ready to work. They were totally professional, polite & prepared with expertise & the right equipment to complete the task. They impressed me to no end with their work ethic & support for each other rotating in & out of the trench to get down to the footings. They installed the new weeping tile, cleaned the foundation wall & revealed 2 very long cracks which they V cut and repaired with hydraulic concrete. The rest of the process was their standard applications of Aqua Block, fibreglass mesh, another layer of Aqua Block, a layer of Poly-tarp, & a Dimpleboard membrane installation. They back filled the trench & cleaned up the area to perfection. Aquatech is blessed to have Vasyl & Yuriy as employees – thorough & meticulous. They are 12 out of 10 in my opinion!!! Note: 2 of my neighbours were impressed & asked for Aquatech’s phone number from me. Thank you Richard, Rita, Vasyl & Yuri.

Aquatech consultant, Shawn McGirr, investigated my water problem and provided a realistic and cost effective solution. A few days later Bob and Alex arrived to do the work. They both worked very hard and were efficient and clean. They completed an incredible amount of work in a very short period of time and left the worksite as clean as it was before they arrived. I’m confident that the issue has been resolved and comforted by the lifetime warranty.

From my first meeting with Tony to discuss the project, I could tell they were the right choice

Window Well Installation Process

Every yard drains differently, so we don’t install a window well the same way twice. We assess your grading, soil, and existing drainage first, then build a plan that actually accounts for where water moves around your home, not a standard install that ignores it.

1. Site Assessment

Every window well installation starts with inspecting window location, soil type, and the slope of the ground around it, this determines everything about the plan that follows.

2. Excavation

The area around the basement window is dug out to fit the window well, with excavation depth and width matched to the specific window well model being installed.

3. Wall Preparation

The exposed basement wall is cleaned and inspected. Any cracks or damage found here are addressed before the window well goes in, not covered up by it.

4. Window Well Placement

The window well is positioned against the basement wall and aligned properly with the window it’s meant to protect.

5. Drainage Installation

A drain is placed at the base of the well, creating a clear path for water to move away instead of pooling inside it.

6. Secure and Fill

The window well is firmly secured to the wall, then the surrounding gap is filled with gravel to promote drainage rather than trap water.

7. Cover Installation

Cover Installation
A durable cover is added to protect the well from debris and reduce water accumulation, while still allowing the window well to function as a clear emergency exit if it’s tied to an egress window.

8. Final Inspection

The completed window well installation is inspected to confirm everything is properly fitted, secure, and draining as intended before we call the job done.

    FAQs About Window Well Installation

What are the building code requirements for window wells in Ontario?
For below-grade egress windows, Ontario Building Code requires the window well to provide at least 550 mm (about 21.5 in.) of horizontal clearance from the window for a safe exit, with the well sized to accommodate the full window opening. Wells serving egress windows also can’t have permanent covers that block emergency access.
How much does it cost to build a window well?
New window well installation in Toronto typically costs $1,500 to $3,900, depending on the well’s size, excavation depth, and whether it needs to connect to an existing drainage system. Simple debris cleanout or repair work on an existing well costs significantly less.
    When to install window wells?
The most common times are during new construction, when finishing a basement into a bedroom or rental suite (where egress code requires one), or when an existing window well has failed and started leaking. Waiting until water damage shows up inside usually means paying for both the well and the resulting repair.
    How are window wells installed?
Installation starts with assessing the site and soil, then excavating around the window to the correct depth. The well is positioned against the foundation wall, a drain is added at the base, and the surrounding space is backfilled with gravel for proper drainage before a cover is added.
What are the common problems with window wells?
The most frequent issues are drainage failure (usually a disconnected or clogged weeping tile connection), debris buildup blocking water flow, and wells that have shifted or settled away from the foundation wall over time.
How deep do window wells need to be?
Depth depends on the window itself, but for egress windows specifically, Ontario code requires the well to provide the full clearance needed for a safe exit, typically extending at least as deep as the window opening, plus extra room at the base for proper drainage.
How long does it take to put in a window well?
A single window well installation typically takes 1 day. Multiple wells, difficult soil, or drainage reconnection work can extend that to 2-3 days.
How long do window wells last?
Metal and plastic window wells typically last 15-25 years, depending on material quality and soil conditions. Ongoing pressure from soil and weather cycles is what eventually causes them to degrade or shift.
What are the different types of window wells?
The two most common materials are galvanized corrugated steel and molded plastic or polyethylene. Steel tends to be more durable long-term, plastic is lighter and easier to install but can degrade faster under UV exposure and soil pressure.
Where does water in a window well go?
Properly installed, water in a window well drains through a base connection into your home’s weeping tile system, or into a gravel bed designed to disperse it away from the foundation, not simply pool at the bottom.
Which is better, plastic or metal window wells?
Metal (typically galvanized steel) generally holds up better over the long term against soil pressure and won’t crack or warp the way plastic can. Plastic is more budget-friendly and lighter to install, but often needs replacing sooner.
What happens if my window well doesn't have a drain?
Without a drain, water has nowhere to go but pool at the bottom of the well until it eventually seeps through the window frame or the wall itself. Every window well installation we do includes a proper drain connection: skipping it just delays the leak, not prevents it.
What is another name for window wells?
Window wells are sometimes called basement window wells, area wells, or egress wells, particularly when they’re sized to meet emergency exit requirements for a below-grade bedroom or living space.
